REPLACEMENT COST OR VALUE (RC):

 
The Gross or New Replacement Value (GRV) of a property is the sum of the investments that would be necessary, on the valuation date, to construct another property with the same characteristics (capacity, use, quality, etc.) but using current technology and construction materials.

 
Net Replacement Cost or Net Present Value (NRC) is the result of
deducting the physical and functional depreciation of the property from the GRV on the valuation date.

Physical Depreciation is the loss that the NRC of an asset undergoes depending on its age, condition and duration of its components. Functional Depreciation is a loss due to faulty adaptation to the function for which the property was intended and includes the losses produced in the property due to obsolescence, lack of adaptation to its use, etc.
